Installing a new kitchen or bathroom could be the key to selling your property in today's difficult housing market, according the Your Move.

Area sales director Jane Walmsley said that the high number of houses on the market at the moment means that, without something that makes you stand out, sellers might struggle to shift their properties.

With buyers finding it difficult, if not impossible, to secure 100 per cent or 95 per cent loans to buy a house, "clearly you're going to go for the property that is best in terms of what you've got to do with it", Ms Walmsley stated.

She added: "A new kitchen or bathroom will certainly make it more saleable."

According to the Halifax House Price Index for May 2008, house prices fell by 2.4 per cent during the month, as well as being 3.8 per cent lower on an annual basis.
